1. Lock All Doors and Windows – Double-check every entry point, including garage doors, sliding doors, and basement windows. Smart homeowners heed these tips for peace of mind while away.

2. Install Light Timers or Smart Lighting - Create the appearance that someone's home by setting lights on timers or using smart home technology. Choose one that has multiple on and off times, so you can vary the times. You want to make it look like someone is home every night.

3. Test Smoke and Carbon Monoxide Detectors – Ensure your safety systems are functioning properly before you leave. Change the batteries if you have to. Nothing screams "No one lives here than a smoke detector beeping because of a low battery".

4. Secure Valuables – Store jewelry, important documents, and other valuables in a safe or safety deposit box. Some people tell me that store important items in their dishwasher in a plastic bag. Why? It is a water-proof device and no burglar would look for jewelry in a dishwasher.

5. Adjust Your Thermostat – Set it to an energy-saving temperature (around 79°F in summer, 60°F in winter for Florida homes). Studies have show, temperatures above 80 will increase the chances of mold growing in a humid environment, like Florida.

6. Unplug Electronics – Protect against power surges and save energy by unplugging non-essential devices. Bonus, you will save money from "Phantom Power" usage.

7. Check for Leaks – Inspect under sinks, around toilets, and near appliances for any signs of water issues. Today they have water sensors that work off of your home's wifi. The devise will alert you if it senses water. Put them near sinks and in the garage by the hot water tank for peace of mind!

8. Know Your Main Water Shut-Off – Make sure you know where it is, and consider shutting off water completely for extended trips. It is a good idea to find a trusted friend and have them periodically walk through the house, while you are away to check on things.

9. Arrange Lawn Care – An overgrown yard signals an empty home. Schedule mowing or ask a neighbor to help. Pre-pay your grass cutter or make arrangements for them to stay on a regular schedule.

10. Hold Mail and Packages – Use USPS Hold Mail service or have a trusted neighbor collect deliveries daily. Since we all have mail drop off locations in The Villages, it is a good idea to have a neighbor check for UPS or FedEx packages by the front door.

11. Take Out Trash – Empty all garbage cans to prevent odors and pests. Believe me, this one is overlooked more often than you would think. I can't tell you home many times, I go into a home for an inspection and rotten trash is stinking-up the place.

12. Clean Out Perishables – Remove food from refrigerators that could spoil, or set your fridge to vacation mode. This is another area that people forget to check before leaving for vacation or going back North for the summer.

13. Alert a Trusted Neighbor – Give a reliable neighbor your contact information and ask them to watch for anything unusual. If you trust them enough, give them a key to the front doo and ask them to walk through checking windows and bathrooms, while you are away.
